No crowd. Good offers and you have almost everything in one place. On my visits I found more locals/arabs there.

Well maintained. Easy access to main main landmarks in dubai as well direct buses to sharjah. It’s right below the metro station so it’s even better. Air conditioned waiting rooms for bus passengers. Easy access to taxi as well.

Close to Hamriya Shopping Centre. Easy access to major places in and around Dubai.

Huge shopping centre neae Hamriya Mamzar. It has many shops and very handy. Plenty of parking space. And many food joints.

Neat metro, right above the metro station is Deira One Mall and Gold Souq Bus Station. Parking available on top floor for customers I guess.
